Choice CenterCHOICE Center, Chelmsford, MA – Extensive housing market study of a proposed affordable senior residence and valuation of the underlying 2.5 acre site on the 13-acre Chelmsford Senior Campus at North Village for the municipal housing agency developer and Massachusetts Department of Housing and Community Development. The project was funded with a combination of equity from the Low Income Housing Tax Credit (LIHTC) program, tax-exempt bonds and a variety of other public programs.

Hamilton CanalHamilton Canal Urban Renewal Area, Lowell, MA Provided the City of Lowell a series of market valuation reports for an assemblage of 20 separate properties located at the confluence of four canals. The parcels included historic mill buildings, commercial propert and vacant land. The City of Lowell envisions redeveloping the Hamilton Canal District into a transit-oriented, mixed-use neighborhood with 1,000 market-rate residential units and attendant retail and commercial space.

Granite CrossingGranite Crossing Retail Plaza, Quincy, MA – Valuation of a 90,000 square foot retail shopping center anchored by Roche Bros. supermarket. The purpose was to assist Sun Life Assurance Company with underwriting decisions.


Brockton Freight Yards
Brockton Freight Yards, Freight Street, Brockton, MA
– Appraisal of a 31.27 acre parcel of land to assist the owner, CSX Corporation with asset decisions. While the industrially zoned site was encumbered with environmental conditions and wetlands, it was located in a central business district where many vacant industrial loft buildings were undergoing adaptive reuse programs for conversion to residential apartments. The results of an extensive highest and best use analysis led to a valuation predicated on a mixed-use development plan.


Technology Square and Draper LabsTechnology Square Campus and Draper Laboratories, Cambridge, MA – Portfolio appraisal assignment of the 1 million square foot complex that included five office and high tech laboratory buildings, 2,000 space parking garage and surface lot and excess development rights. Several valuation scenarios were employed to evaluate the impact if Polaroid Corporation vacated half of the property.
