Extensive market study for a proposed affordable senior residence, along with the valuation of the underlying land for Chelmsford Senior Campus at North Village. The project was funded with a combination of equity from the Low Income Housing Tax Credit (LIHTC) program, tax-exempt bonds, and a variety of other public programs.
Completed a series of market valuations for an assemblage of 20 separate properties in downtown Lowell, MA. Property included historic mills, commercial buildings and vacant land. The Hamilton Canal District plan envisioned a new transit-oriented, mixed-use neighborhood.
Developed several market and investment valuation scenarios, including DCF modelling, for a mixed-income, apartment building with expiring M.G.L. Sec. 13A restrictions, located in the Fenway neighborhood.
Appraisal of the one million square foot complex that included office, high tech and laboratory buildings, a 2,000 space parking garage and excess development rights.
Completed numerous technical appraisal reviews of proposed takings for MBTA and MassDOT projects, including the Green Line Extension and South Coast Rail. Reviews complied with the Federal Transit Administration’s Uniform Relocation Assistance and Real Property Acquisition for Federal and Federally Assisted Programs Act (URA - 49 CFR part 24, subpart B.)
Highest and best use study and valuation of a 31- acre freight yard owned by CSX Corporation. The industrially zoned, contaminated site was located in a central business district planned for urban renewal.
